- agreed photographs where appropriate;
- notes on any visible exception affecting the appointment;

GRS reports what occurred during the appointment. Viewer comments are passed on as stated and should not be treated as a firm indication of intent, affordability or likelihood to proceed.

Unless separately agreed in writing, GRS does not:
- act as the instructed estate or letting agent;
- negotiate offers, rent or contractual terms;
- advise on property value or rental value;
- provide investment or acquisition advice;
- assess whether a property is suitable for a viewer;
- verify affordability, mortgage status or financial position;
- conduct formal identification or right-to-rent checks;
- accept deposits, reservation fees or other funds;
- complete tenancy applications;
- undertake referencing;
- manage sales progression;
- provide legal advice;
- guarantee that a viewer will attend or proceed;
- make representations beyond client-approved information.
Any expression of interest, offer or request to proceed will be referred to the client or instructed agent.

Can GRS answer questions about the property?
GRS can provide information supplied and approved by the client. Questions outside that information will be referred to the instructed agent, landlord or nominated client contact.
Can GRS negotiate an offer?
No. GRS does not negotiate offers, rent, deposits or contractual terms. Any expression of interest or offer will be passed to the client or instructed agent.
Can GRS host an open house?
Yes. Open-house and block-viewing support can be arranged. The duration, expected attendee numbers, registration process, access arrangements and approved property information must be agreed beforehand.
Can GRS collect property keys?
Key collection, temporary custody and return can be arranged where it is linked to a confirmed appointment. The collection point, timing, return arrangements and any additional charge must be agreed in advance.
What happens if the viewer does not attend?
GRS will record the non-attendance and notify the nominated client contact. The appointment will remain chargeable under the confirmed booking terms.
Can GRS attend a property that is occupied?
Yes, where the client has appropriate authority and the access arrangements have been confirmed. GRS does not determine whether legal notice, consent or tenancy-access requirements have been satisfied.
Can GRS register attendees at an open house?
Basic attendee registration can be provided where the process and required information have been agreed in advance. GRS does not conduct formal identity, affordability or right-to-rent checks as part of standard viewing cover.
Can GRS provide viewer feedback?
GRS can pass on factual comments volunteered by the attendee. We do not assess buyer intent, financial position or likelihood to proceed.
Do you provide same-day or weekend cover?
Yes. Short-notice and Saturday appointments may be available, subject to the property location, access arrangements, diary availability and the agreed viewing brief.
