Frequently Asked Questions

Can GRS supervise the contractor?
No. GRS provides access and factual attendance support. We do not direct, supervise or manage the contractor’s work.
Can GRS confirm that the repair has been completed?
GRS can photograph visible work and record whether items on a client-supplied checklist appear present or complete. We do not approve workmanship or confirm technical, contractual or regulatory completion.
Can GRS wait at the property during a contractor appointment?
Yes, where the expected duration or arrival window has been agreed in advance. Additional charges may apply where the appointment exceeds the confirmed duration.
What happens if the contractor is late?
GRS will follow the agreed escalation instructions and contact the nominated client representative where appropriate. Extended waiting time may be chargeable.
What happens if the contractor does not attend?
GRS can record the non-attendance and provide a factual appointment record. The booking may remain chargeable under the confirmed terms.
Can GRS collect keys?
Key collection, temporary custody and return can be arranged where it is linked to a confirmed appointment. The collection point, timing, return arrangements and any additional charge must be agreed in advance.
Can you provide before-and-after photographs?
Yes. Prescribed photographs can be included where the required rooms, items or areas are identified before the appointment.
Can GRS let a contractor into an occupied property?
Yes, where the client has appropriate authority and lawful access arrangements have been confirmed. GRS does not determine whether notice, consent or tenancy-access requirements have been satisfied.
Can GRS approve additional work while the contractor is present?
No. Any variation, additional work or cost approval must be referred to the client or nominated decision-maker.
Can the contractor leave keys with GRS?
Only where this has been expressly agreed before the appointment. GRS does not provide an open-ended or continuous keyholding service.
Do you provide Saturday appointments?
Yes. Saturday appointments may be available subject to location, access arrangements and diary availability. GRS does not currently provide routine Sunday appointments.
Can repeat contractor-access appointments be arranged?
Yes. Repeat support can be arranged where the properties, booking process, access arrangements, escalation contacts and pricing have been agreed.
Do you offer emergency access?
GRS does not provide a general emergency or 24-hour access service. Short-notice requests may be considered subject to availability and the nature of the appointment.
